Where to Stay

The luxury properties available in the Turks and Caicos truly stand out for their designs, amenities, and experiences. The island of Providenciales has the largest selection of rentals. You can find everything from opulent beachfront mansions to secluded cottages. There are also fully staffed villas that are perfect for large groups and family vacations.

Award-Winning Beach

Grace Bay

This world-famous coast is one of the top beaches in the North Atlantic and Caribbean, thanks to its wide white-sand shoreline and turquoise water perfect for swimming and relaxing.

Accommodation on the coast is primarily luxury resorts rather than beachfront villas, but rentals can be found inland from the beach within walking distance of the area's restaurants, shops, and cafés. Villas advertised as beachfront on Grace Bay are often actually on the neighboring Leeward or Bight beaches.

Long Bay

Long Bay is a residential area with an expansive and quiet beach that is exceptional for numerous water sports (particularly kiteboarding). Most of the developments on the coast here are private homes or modern luxury rentals, lending it a more peaceful atmosphere than Grace Bay.

Three resorts in the area offer nearby dining, bar, and spa options. The shops, nightlife, and restaurants of the main tourism center are a 10-minute drive away.

Chalk Sound

Chalk Sound is home to a large inland lagoon with unbelievably turquoise water and hundreds of tiny islands, and the villas located along its perimeter enjoy some of the best backyard views in the country. Most of Chalk Sound is rocky coast, but two beautiful and shallow beaches—Taylor Bay and Sapodilla Bay—are nearby.

The Chalk Sound and Silly Creek area is quite remote, and is about a 30-minute drive from Grace Bay. It's necessary to rent a car, use a private car service, or hire a taxi to access dining and shopping.

Leeward

Leeward is a gated community located only a five-minute drive from Grace Bay. The beach in this area is the eastern continuation of Grace Bay Beach, with similar turquoise water, soft sand, and great swimming conditions.

One of very few gated communities in the Turks and Caicos, Leeward is a highly desirable area, and rentals here typically come at a premium. A marina within the enclave is the departure point for numerous water sports and private boat charter companies.

Best for Snorkeling

Turtle Cove

Turtle Cove was one of the first areas of Providenciales to be developed for tourism, but is still remarkably quiet. There's a beautiful beach here as well as Smith's Reef, one of the best shore snorkeling sites in the country. Numerous luxury beachfront villas and quaint cottages are available for rent.

While a bit rocky in places, the beach tends to be very peaceful, as it has few accesses and no large beachfront hotels. Several restaurants, shops, and small hotels are located here.

Quiet and Private

Turtle Tail

This upscale neighborhood in central Providenciales is perfect if you want peace and seclusion. It is essentially a peninsula, and vacation homes typically overlook either the wetlands of Juba Sound or the striking turquoise of the Caicos Banks.

Turtle Tail is where you can find one of the country's most famous villas, Emara Estate (formerly owned by the musician Prince). Two restaurants, a quiet marina, and the Wymara Villas enclave are located here, but little else is. Rent a car for your stay.

Vacation Rental Types

Locally, villa loosely applies to upscale private properties let out for short-term stays. They can generally be separated into self-catered rentals and fully staffed properties.

Self-catered rentals range from budget cottages to luxury villas, yet housekeeping, cooking, and booking activities are the responsibility of the guest. Fully staffed properties include the services of staff such as butlers, housekeepers, and personal concierges who cater to your group throughout your stay.

Villas in Turks and Caicos range from romantic one-bedroom beachfront cottages to 17-bedroom mansions on the coast.

Resort Villas

Several resorts have their own villas that you can book directly through the property. Typically, the benefit of these accommodations is access to more amenities than what most independent properties offer. In some cases, they are located on the resort grounds, and in other cases are a short taxi or shuttle ride away.

Beaches, Wymara Resort + Villas, South Bank Resort, Grace Bay Club, and The Shore Club are a few properties that offer villas for rent.

Amenities and Add-On Services

Amenities vary greatly by property. Some property collections offer the amenities of a five-star Turks and Caicos resort in a private setting, such as shared tennis and pickleball courts, complimentary breakfast, a private infinity pool, non-motorized water sports equipment, onsite security, housekeeping, and beach loungers and umbrellas. Other properties may not provide much beyond the basic amenities you would expect of a hotel room.

Upgrade Your Stay

Butlers and Concierge Services

Butler service is a popular upgrade for the more luxurious stays in Turks and Caicos. Butlers can handle everything from cocktail service to arranging private dinners, grocery-stocking, booking onsite massages or spa services, or managing household staff.

Properties that offer butler service typically work with a dedicated butler who is familiar with the property. Several independent companies with international accreditations also offer butler services.

Private Chefs

Hiring a private chef is a great way to make use of the full kitchens that many villa rentals come with. A private chef can design a curated and bespoke menu for you and your party, be it for a special occasion or a quiet lunch with an ocean view.

Property managers and concierges can often recommend a skilled and reputable private chef, and can help you book the experience prior to arrival.

Bring the Spa Home

Spa Treatments

The seclusion that villas provide makes them a great location for a peaceful poolside or beachside massage. Providenciales offers a great collection of independent spas that provide mobile spa services to locations throughout the island.

Popular treatments include Swedish, deep tissue, and hot stone massages, as well as at-home facials, manicures, and pedicures. Special prices are typically provided if you book several treatments together as a package.

Prices and Taxes

There is a huge variation in price when it comes to vacation rentals, and more so than resorts. Most properties start at around $300 per night with taxes and fees, and can surpass $35,000 per night. Prices can vary by season, and rates during the winter high season may be 30–60% higher.

Accommodations in the Turks and Caicos must charge a 12% Government Tourism Tax on stays. This may not be included in the basic listed price, but should be clear at the point of booking.

Bookings and Reservations

Most vacation homes are managed by either a property management company, the owner, or in some cases by a resort.

Booking direct usually offers you the greatest flexibility (and in some cases, better prices) for your reservation. Beware of scams when booking. Fraudulent listings are often found on popular international booking platforms like Airbnb and other smaller booking sites. Paying by credit card (instead of other methods, such as bank transfers) usually gives you greater protections in the event of an issue.

It's typically required to provide a minimum of two months' notice for cancellation without charge if you're booking a Turks and Caicos villa. This policy may not apply during peak tourism times, such as Christmas and New Year's.

Turks and Caicos Villas vs. Hotels

Compared to the typical resort, Turks and Caicos vacation rentals typically offer greater privacy and space than a hotel suite. In many cases, properties may have an excellent oceanfront location or access to a secluded beach. Common amenities at villas that are rare in resort rooms include a private kitchen, a private pool, and an outdoor BBQ grill and lounge area. A villa can be a great and cost-effective option for large groups or families.

Rental properties, however, often incur additional fees you won't see at most resorts, such as charges for excess electricity and air-conditioning use. There's typically less within walking distance of most villas as compared to a resort in Grace Bay, and many don't include daily housekeeping.

Getting Around

Most Turks and Caicos villas are not walkable (and some may not be within walking distance of a beach). Restaurants, shopping, tours and experiences, and groceries can be anywhere from a 5- to 30-minute drive away. There is no public transportation in the Turks and Caicos, so it's typically necessary to rent a car or hire a taxi or chauffeur for the duration of your trip.

Renting a Vehicle

The options for rental vehicles range from small economy-class cars to vans, SUVs, Jeeps, and 4x4s. The vast majority of Turks and Caicos villas are located on paved roads, so it's not usually necessary to rent a 4x4 to get around.

Rental vehicles are recommended for guests staying in Turtle Tail, Long Bay, Sapodilla Bay, Taylor Bay, Chalk Sound, and Turtle Cove, which tend to be a little more isolated.

Private Car Services

Numerous businesses provide VIP transport and private car hire. Most chauffeured luxury vehicles are large SUVs with tinted windows for privacy and spacious interiors.

It's possible to hire a private car for a single ride or for the duration of your stay. Several providers allow you to book direct online, making it easy and convenient to schedule rides or airport pickup.

Activities and Experiences

Some villas have everything you need to have a great vacation. That being said, there are plenty of activities to try offsite, from kiteboarding and private boat charters to scuba diving, fishing, and more.

It's common for waterfront properties to include complimentary non-motorized water sports equipment, such as kayaks, paddleboards, and snorkel gear, for guests. Some also include bicycles and beach golf carts for getting around.

Frequently Asked Questions

How expensive is it to stay at a Turks and Caicos villa?

Villa stays on Providenciales can cost as little as $300 per night or exceed $35,000 per night (2025 prices). Price depends on the number of guests (as it's cheaper to split a villa among several travelers) and the time of year. Expect higher villa prices during the peak tourism season between December and April, when prices can be between 30% and 60% higher.

Are there any hidden fees or taxes?

A 12% accommodation tax is applicable on all villa stays in the Turks and Caicos. This may or may not be factored into published accommodation rates. Large villas with staff (such as butlers) also charge a 10% service charge (a fee required by the Government and which is paid to staff). Villa prices often do not include unlimited air-conditioning, and you can be charged fees for excessive use.

Can I hold a wedding at a villa?

Weddings can only be held at a local villa with prior approval from the property management company or owner.

When can I get the best rates?

The late summer and fall months, which coincide with the Atlantic hurricane season, tend to have the lowest rates. Keep in mind that due to lower tourist arrivals during these times, some accommodation and activity businesses temporarily close down.

Are pets allowed?

Most villas and resorts in the Turks and Caicos are not pet-friendly. Those that do allow pets require advance notice, and extra fees for pets may apply.

Where are most properties located?

Most vacation rentals are found in coastal regions and developments, including Leeward, Long Bay, Chalk Sound, Turtle Cove, Silly Creek, and Turtle Tail.

Do properties have air-conditioning?

Most villas have air-conditioning. However, air-conditioning units may be restricted to bedrooms, and there may not be air-conditioning throughout the entire home. It's important to note that excess air-conditioning use can incur additional fees. Electricity rates in the country are quite high at around 45¢ per kWh (2026 price), and air-conditioning consumes quite a bit. Normal air-conditioning use shouldn’t exceed the allocations, yet heavy air-conditioning usage or operating it with windows or doors open likely will.

Are there any all-inclusive villas?

All-inclusive villas can be found at the Beaches Turks & Caicos resort on Providenciales and at the Ambergris Cay Resort on Ambergris Cay. These villas are resort-managed properties, and grant you access to the dining, water sports, and other included amenities offered by the resort.

Is Wi-Fi usually included?

Wi-Fi is almost always included in villa stays.

What are the normal check-in and check-out times?

Times vary by property, but the common check-in time for Providenciales villas is 4:00 PM and the check-out time is typically 10:00 AM.

Is complimentary airport transfer included?

Generally, airport transfer is not included.
